BEWARE – not on the quality of the work; but the quote given. What Kohl Construction does is give you a verbal quote than allocates a "Cap Cost" due to rules of the trade, onto the contracted amount. He assures you not to worry because he was sure that the final cost would not even meet the verbal amount and the "Cap Cost" is just a formality. This "Cap Cost" is at will by Kohl Construction, as I was given one verbal cap cost, but, when the "official written contract" came in the cap cost was even higher and close to doubling the verbal quote. When I called Kohl Construction regarding the additional funds allocated to the cap cost I was once again assured that this was just something they were obligated to do, and again the cost of the project still should not go over the verbal amount we agreed upon. BUT the final cost nearly reached the "Cap Cost" which as mentioned above, was close to double the verbal and assured quote. There were no changes to the project scope and no communication of any unforeseen changes that occurred. My caution to you is to be sure your verbal quote matches the written contract price.
