I manage a big estate in Dallas and was looking to get some stone repair done on the property, so after getting several bids I decided to use Richard Garrett. He was the most expensive of my bids but after talking to him about his experience and all the things he said he would do for me I signed a contract to use his services. I explained to him about the working hours for the property and that he would have to clean up after himself everyday. Over the course of the project there were several problems that in my opinion were unacceptable but I’m easy to work with so I let it go. During the first half of the repair “Rich” ask for half his money and I explained to him that the family did not do that and his website states no money down. Several times he left tools out after he left for the day and I had to clean up behind him. On one occasion he ask me to supply him with gas for his equipment, and even ask to use the property’s power washer so we let him use it. Rich also “ask” my grounds crew to help him multiple times as tho they worked for him. I was very patient with Rich during the repairs and did not watch over his every move, I even let him take time off to get some dental repair done during the project. After Rich stated he was done I walked around the repairs and found several deficiencies and after pointing them out Rich got upset and started using bad language and at this point I ask him to move away from the house and around back to my shop so the home owner would not hear his language. I have been the property manager for 14 yrs and have never had an issue with a contractor before and I deal with several daily. The next day after he talked to me like a dog he had the nerve to ask to use my power washer to finish his cleanup and at this point I told him to use his own equipment. He left the property without checking with me about the poor mortar color match or to fix his mistakes. His work was sloppy, he did not match mortar color, he left several places that still need repair, he left a mess in the flowerbeds around the brick repair, and because of his attitude and language we do not want him on the property again. We paid him the next day and plan on never using him again because he did not want to make his work right. I would think twice about using Richard Garrett for brick or stone repair!
